2010 Notice of Property Valuation and Classification Arriving in Mailboxes This Week

In the past couple of years you have received your Notice of Valuation/Classification and Property Tax Statement together in one envelope. This year we have an opportunity to send you your value notice/classification statement earlier. In the current market we thought that you would appreciate receiving your value notice as early as possible to review and evaluate the information and consider your options.

Note: Your tax statement will be sent to you by March 31st.

Your 2010 Value notice for taxes payable in 2011 is established as of January 2, 2010 (Assessment date). The estimated market value of your property is the value for which your property would likely sell for on the open market. The assessor considers the most current arm's length sales, current market conditions and special factors that may increase or decrease the value of your property.

Please read your valuation notice thoroughly. If you feel your valuation and property classification is correct, it is not necessary to contact the Assessor's Office.

2010 Appeal Information - Preliminary Market Value Review/Open Book Meeting

If you disagree with the Property Classification or the Estimated Market Value of your January 2, 2010 for Taxes Payable in 2011 assessment, you may contact your assessor's office at 651-266-2000 to discuss your concerns over the phone or attend an Open Book Meeting. Often your questions can be addressed informally at this level. 

Please note the Assessor's Office cannot address appeals of the 2009 assessment for taxes payable in 2010.

Important Appeal Information

Minnesota Tax Court Appeals - 2009 Estimated Market Value for Taxes Payable in 2010

You have until April 30, 2010, to file an appeal with the Minnesota Tax Court for the 2009 payable 2010 valuation.  You may qualify to file in Small Claims Court or Regular Division.
